About Our Company
In today’s construction and development world as compared to several years ago, most of the infrastructure of your new community is planned, permitted, and installed by the developer. In the past 10 years or so this means that even your water and sewer lines and service are installed by the developer. In the past, in Prince George’s and Montgomery counties, WSSC had responsibility for installing and building all of the water and sewer lines in their jurisdiction. Now in this new time of greater decentralization and privatization, in new subdivisions, WSSC does not build these systems any more.
Manning Overlook Utility Company, LLC is the independent sewer system for the Manning Overlook community in Accokeek, Maryland.
WSSC gives guidelines to Manning Overlook Utility in recouping their construction costs on the water and sewer infrastructure they build. The term Front Foot Benefit charge was created by WSSC to denote a fee structure billed over a long term period to the homeowner that eventually repays Manning Overlook Utility back for the money they spent building the water and sewer system. In older subdivisions, when WSSC built the water and sewer systems, they would bill this front foot benefit fee (FFBF) directly on the homeowner’s water bill. Now that they do not build the systems, they no longer bill for the systems. This is where the Manning Overlook Utility Company comes in.
Annually in January you will be billed by the water and sewer company for the upcoming year’s water and sewer FFBF. Payment is due by January 31st of every year.
